Hi Shelley and Malcolm - I wanted to thank you both for all of your hard work on the recent sale of my home and purchase of 2 other homes, one for my daughter and one for me - which I refer to as the "triple crown." When I initially contacted Shelley for a meeting, I knew from other previous clients that she had an excellent reputation for her hard work and integrity. When the "Malcolm and Shelley" team showed up for our first meeting, I was impressed that you both took the time to come together and demonstrated to me the strength of your teamwork. I knew from your valuation of my home that you had great knowledge of valuation in this quickly-changing market, and would work to get me the best price in a reasonable amount of time. I didn't feel pressured at all, and was impressed that you both really listened to what my needs were, both in buying and selling. And your flexibility in commission rate attracted me also. But, of course, results are the most important part of the deal. And that's what you delivered - excellent results. I was impressed that you acted without delay in having a superb professional photographer/videographer get pictures and video ready for the MLS listing. I know this was a key factor in attracting potential buyers, and as a consumer, know how much I relied on the photos on MLS for initial impressions. The sale in 2 1/2 weeks at a great price was testament to your expertise. I also was so glad to have you both in my court in all negotiations. Malcolm certainly has earned his reputation as a fantastic negotiator, and his "bulldog" nickname in negotiations describes him perfectly. He always put my interests as his client first, and has a very direct and open approach. Communication throughout the process was excellent, which confirms that your team approach to real estate is the best. If one of you was not available, the other always got back to me immediately. I appreciated also getting immediate feedback from the house showings, so I knew we were going in the right direction. I feel that I learned alot from both of you about success indicators and measures in the real estate market. And thank you both for acting for my daughter in the purchase of her first home, and me in the purchase of what will be my last home. You took the time to drive over 2 hours to view homes with me outside of this area, and it was obvious that you had done your homework and were just as well-versed on the properties and market in that area (Kingston area), as in Durham. In fact, after having spoken to a couple of agents in that area, I knew that you actually had more information to share with me than they had!! I can't thank you enough also for the sacrifice you made - you reduced your commission rate on the purchase of my new home so that I could get the perfect home for me at this stage of my life. A Tale of Two agents It was the best of times. It was the worst of times. For this analogy Shelley St. Onge and Malcolm Reader are one agent team. My husband first noticed this Shelley St. Onge on the real estate signs all over our neighbourhood. What stood out for us was the fact that the little sold addition always went up very shortly after the initial for sale sign went up. We considered calling her to sell our house but a friend insisted on someone else. Hence, we have the tale of two agents. From day one, we could see that this team was pro-active, hard-working and passionate about what they did. Shelley wasted no time in giving us her opinion about some of the cosmetic and decorative changes we would have to make. I should point out that most of the change that took place entailed new placement of the furniture and a few fresh pictures on the walls. We did not need to paint or change/update flooring as this was already done in preparation for selling our home 6 months prior. Remember this is a tale of two agents. For six months prior to meeting our dynamic duo, our house sat on the market undervalued and unwanted. Shelley and Malcolm came in with their expertise and we were sold in less than one week without having to compromise our selling price. The previous agent did not do open houses. I believe this is key in selling a home today in our market. Within a day of listing, we had an open house. Within a day of the open house, our first offer came in. To produce urgency, Shelley and Malcolm were on the phone to everyone who showed interest informing them of the offer. There was nothing laid back in their approach to doing this job. They are not agents who list a house and then just sit back and wait for offers. I felt that they had our best interests in mind through the entire process. While they are certainly aggressive in their business practice, they were not at all pushy when offers came in. We were offered advice but were given space to make our own decisions. I want to mention that Shelley and their assistant, Tanya, spent an entire day working with us to stage the house. Not to leave Malcolm out, he did hang a couple of pictures. The professional photos of our house on the website and on the marketing material were beautiful. I was proud to show them to my friends. Photos from a cell phone cannot compare to a professional photographer. For anyone buying or selling a home, I would say, “Make it easy on yourself. The moment Shelley picked up the office phone to receive my call I knew she was the right agent for me. Shelley's open and friendly demeanor made us feel immediately comfortable. Shelley took the time to know us. One of her first questions to us was "what is it that you love about your house?". She would use our response to highlight them in the staging of our home. Shelley gave us excellent staging suggestions that paid off in the quick sale of our home. When we mentioned that we would like to update our laminate counter tops to granite, she connected us with a granite guy, a plumber, etc. This made updating our home easy. To assist in staging our home, Shelley offered advice on furniture placement, de-cluttering, picture hanging and so on. Our home looked so beautiful that we had an offer within a day of listing. Shelley didn't leave us to fend to ourselves. She was here along side of us for the granite guy visit, photographer visit, staging, and more. Friendly, enthusiastic, energetic and respectful were the first traits I gathered in our first conversation. By the end of our transactions I would add honest, caring, kind and generous. Shelley became and will remain part of our family. She earned her commission and our respect. We would highly recommend her and would use her again in a moment.
